Dwelling Upkeep

Own a dwelling? You must maintain it. Every 12 game days (default), spend required gold, gems, and forest turns or your property value decreases. Fail repeatedly and it's abandoned or sold.

Requirements Per Cycle

Default values (configurable per dwelling type):

  • 150 gold
  • 2 gems
  • 5 forest turns

Cycle length: 12 game days (default)

Consequences

Success: Property value increases by +25 gold, +1 gem (default)

Failure: Property value decreases by -350 gold, -5 gems (default). Repeated failures lead to abandonment or forced sale.

How It Works

Track spending via dwelling management page. System checks at cycle end. Must meet ALL requirements (gold AND gems AND turns) to pass.

Where You Can Build

A dwelling belongs to the town you are standing in when you start building. The Local Dwellings page says which town that is, because the Ministry has learned that students will otherwise build a cottage in the wrong place and then write letters about it.

  • Hogwarts takes no new dwellings. The castle is full, and the Headmaster has declined to acquire more of it.
  • Esoterra and Polareia Borealis have no Local Dwellings at all, since they open only for their seasons.
  • Anywhere else, build as usual. Staff can also close further towns to new construction.
  • A dwelling you already own in a closed town stays yours. You can still enter it, hand out keys, pay it off and sell it. Only new construction is refused.

Property ownership isn't free. Pay your upkeep or lose your fancy estate. The Ministry of Magic demands responsible homeownership.
